inc.arc was founded in 2014 by Finley Pitt on a simple premise: include clients upfront in the process of making architecture.
We're guided by three things — people, place and planet — and we take that to heart. Every project begins with deep listening: understanding what you need, how you move through the day, and what matters most to you. From there, we work closely with you to shape a clear, considered brief — the foundation for a design that's genuinely right for you.
Our approach draws on a deep, studied understanding of each of these three threads. We look closely at the people a project is for — their routines, their rhythms, their aspirations for how they'll live. We look closely at the place — its light, its landscape, its history and its neighbours — so that what we design feels like it belongs there, rather than being imposed upon it. And we look closely at the planet, designing buildings that perform beautifully, use resources wisely, and are built of robust materials the stand the test of time.
The result is architecture that truly reflects the people it's designed for, responds thoughtfully to its site, and works with the climate rather than against it. Our projects are comfortable and healthy throughout the year, efficient to run, and a genuine pleasure to live in — buildings shaped as much by conversation and care as by design intelligence.
Finley Pitt, director
Before founding inc.arc, I spent fifteen years testing what sustainable, people-centred design actually means in practice — not just in theory.
Those years took me across a wide range of places and project types: healthcare, and commercial projects in the UK, a project site adjacent to St Paul's Cathedral in the ancient City of London was unique; further healthcare and community-centred education projects back home in Australia; wineries across country Victoria and high-end residential homes across Melbourne; an airport project in Oman; and housing typologies developed for an Australian desert environment.
The most distinctive chapter, though, was a school campus deep in post-conflict Liberia, delivered for UNICEF as part of a pan-regional peace-building initiative across West Africa, alongside a couple of smaller healthcare projects in the same region. That project went on to influence national policy on solar power in Liberian schools, and taught me many things — one being that architecture only matters if the people around it believe in it too. It's the experience clients ask me about most, and the one I'm proudest of.
I came home to more schools and community-focused work before founding inc.arc, carrying with me the same conviction that had shaped every project along the way: that good design starts with genuinely understanding the people the place it's for, and respect for the finite resources of our planet.
I'm a registered architect, a Certified Passive House Designer, and a Living Future Accredited Professional — credentials that have formalised a way of thinking I'd already been practising for years. I really love helping people, and building a little community for each and every project.
